Planning a larger property cleanout: scope, loads and photos
What to discuss before a tenant, whole-property or fire-damaged property cleanout.

Start with a clear scope
A large cleanout may cover rooms, a basement, a garage and outdoor areas. Walk through each area and identify what must stay. For rental properties, confirm that you are authorized to remove the items. A clear scope makes the estimate more useful.
Discuss access and load requirements
The volume is only part of the job. Heavy material, stairs, long carrying distances and restricted trailer access affect the work. We use a Big Tex dump trailer, but the appropriate load depends on the material and weight, not just whether there is space left.
Agree on documentation
For larger jobs, discuss before-work photos, photos of loads and completion photos. We use documentation to record the agreed work and progress. If the records are for an insurance claim, ask the insurer what they need; photos alone do not guarantee coverage or claim approval.
Keep site records separate from publicity
Discuss any photo or video requirements before the job. A record needed for the work is different from a social-media post. Tell us about privacy concerns, people on site and areas that should not appear publicly.
Assess fire-damaged sites individually
A fire-damaged property needs an individual review of condition and access. Work begins only after the necessary authorization and safe access arrangements. Specialist remediation, structural assessment and restoration are separate from the agreed cleanout.
